Prefabrication, low-carbon concrete and on-site data are changing how buildings get built — and what they cost.

Most of the change in construction is not in the headlines. It is in how the work is sequenced, where the parts are made, and how much the site team knows before the first delivery arrives. Five shifts are doing most of that work right now.

Prefabrication moves the work off site

Wall panels, bathroom pods and floor cassettes built in a factory arrive finished, tested and on a date. That means less weather risk, fewer trades on site at once and a shorter programme, at the cost of fixing the design earlier than a traditional build would. The constraint is people, not technology

None of it helps without crews who can install it. The contractors getting the most from these methods are the ones training their own people, keeping teams together between jobs and bringing site managers into the design stage early.
