Where renovation budgets actually go, and the five decisions worth making before anyone picks up a tool.
A renovation budget rarely goes where people expect. The finishes you choose in a showroom are a small part of the cost; most of it is in the work behind the walls — structure, plumbing and wiring — and in what turns up once the old surfaces come off.
Decide the layout before the finishes
Moving a sink, a stair or a wall is where costs multiply. Settle the layout first, price it, and only then choose tiles and fittings. Changing a finish late costs a delivery; changing a layout late costs a week of rework. Three more decisions belong before day one:
- Hold a contingency of ten to fifteen per cent for what the walls hide
- Order long-lead items such as windows and cabinetry before work starts
- Agree where you will live and cook while the work goes on
Protect the rest of the house
Dust travels. A good renovation contractor seals off the work area, protects floors and stairs, and agrees working hours and access with you in writing before the first day. It is the difference between a disruptive month and a manageable one.
